การวิจัยนี้มีวัตถุประสงค์ เพื่อศึกษาสภาพปัจจุบันและปัญหาในการพัฒนาองค์กรสู่ความเป็นเลิศ ห่วงโซ่คุณค่าของธุรกิจ ของกลุ่มพัฒนาอสังหาริมทรัพย์ ประเภทที่อยู่อาศัย เพื่อศึกษาสภาพแวดล้อมภายนอกที่เกี่ยวข้องในการพัฒนาองค์กรสู่ความเป็นเลิศของกลุ่มพัฒนาอสังหาริมทรัพย์ ประเภทที่อยู่อาศัย และเสนอแนวทางการพัฒนาองค์กรสู่ความเป็นเลิศของกลุ่มพัฒนาอสังหาริมทรัพย์ ประเภทที่อยู่อาศัย โดยใช้กระบวนการวิธีการวิจัยเชิงคุณภาพ และเชิงเอกสารที่เกี่ยวข้องกับอุตสาหกรรมอสังหาริมทรัพย์เป็นหลัก ด้วยการทบทวนทฤษฎี แนวความคิด วรรณกรรมที่เกี่ยวข้อง กับเนื้อหาในงานวิจัย ประกอบการสัมภาษณ์เชิงลึกจากผู้ประกอบการ ผู้เชี่ยวชาญและนักวิชาการภาครัฐและสมาคม จำนวน 26 คน และเก็บข้อมูลการสนทนากลุ่ม (Focus Group) จากผู้ให้ข้อมูลสำคัญ จำนวน 10 คน ดำเนินการวิเคราะห์จุดแข็ง จุดอ่อน โอกาส และอุปสรรค (SWOT analysis) และสังเคราะห์เป็นแนวทางด้วยหลักการของ (TOWS matrix analysis) ผลการวิจัย พบว่า การพัฒนาองค์กรสู่ความเป็นเลิศของกลุ่มพัฒนาอสังหาริมทรัพย์ ประเภทที่อยู่อาศัย ต้องบริหารองค์กรโดยรวมทั้งปัจจัยภายในและปัจจัยภายนอก โดยคำนึงถึงการบริหารความเสี่ยงที่มีศักยภาพ เพื่อให้องค์กรบรรลุความสำเร็จตามวัตถุประสงค์และเป้าหมายขององค์กร โดยสังเคราะห์แนวทางทั้งหมด 4 แนวทาง คือ 1) การพัฒนาระบบออนไลน์เพื่อตอบสนองความต้องการของลูกค้าได้อย่างมีประสิทธิภาพ สร้างภาพลักษณ์ขององค์กรที่มีความทันสมัย 2) นโยบายการพัฒนานวัตกรรมการก่อสร้างเชิงอุตสาหกรรม ด้วยเทคโนโลยีระบบการก่อสร้าง เพื่อลดต้นทุนในการพัฒนาโครงการ 3) การพัฒนาอสังหาริมทรัพย์การควบคุมกระบวนการทำงานของฝ่ายต่าง ๆ ภายใต้การบริหารจัดการความเสี่ยงและแผนการบริหารความเสี่ยง และ 4) แนวทางการมุ่งเน้นที่ผู้มีส่วนได้เสียในห่วงโซ่คุณค่าของธุรกิจ เพื่อการพัฒนาที่ยั่งยืน
This research aimed to study current conditions and problems in organizational development towards excellence, business value chain on housing type of the real estate development group, to study the external environment involved in the organization development towards the excellence of the real estate development group, and to present guidelines for organizational development towards excellence in the real estate development group. This research used a qualitative research method, a documentary research process and primarily relevant to the real estate industry, reviewing theories, concepts, literature related to the content of the research, in-depth interviews from entrepreneurs experts and academics 26 government agencies and associations and collect focus group discussions from 10 key informants and conduct SWOT analysis and synthesize TOWS matrix analysis. The results of the research found that the organizational development towards excellence in the housing type of real estate development group must manage the organization by including internal factors and external factors taking into account potential risk management in order for the organization to achieve success according to the objectives and goals of the organization by synthesizing all 4 approaches: 1) Online system development to efficiently respond to customer needs, creating a modern corporate image; 2) Industrial construction innovation development policy with construction technology to reduce the cost of project development; 3) Real estate development controlling work processes of various departments under risk management and risk management plans; and 4) a stakeholder focus approach in the business value chain for sustainable development.
